This site is run by Tiffany Swift, trading as Tierra Belize, based in San Ignacio, Cayo District, Belize. This policy explains what I collect when you use the forms on this site, why, and what choices you have.

What I collect

• When you request the Belize Bound guide: your first name and email address.
• When you send an inquiry: your name, email address, and anything else you choose to share, such as your phone or WhatsApp number, preferred area, timeline, what you’re looking for, and your message.
• If you message me on WhatsApp: whatever you send there, which is handled by WhatsApp under its own terms.

How I use it

• To reply to your inquiry and help with your property search.
• To send you the Belize Bound guide you asked for.
• If you asked for the guide, to send occasional emails with information about buying, moving to, or investing in Belize. Every email has an unsubscribe link, and you can leave at any time.

I don’t sell or rent your information, and I don’t share it with anyone for their own marketing.

Services that help run this site

A few trusted services process your details on my behalf, only to do the jobs listed here:

• Cloudflare hosts this website, runs the forms, and provides simple visitor statistics (see below).
• Resend delivers inquiry emails to my inbox, and any confirmation email to you.
• MailerLite stores the email list and sends the guide and any follow-up emails.

These services may store data outside Belize, including in the United States.

How long I keep it

I keep inquiry details for as long as needed to help you and to keep a reasonable record of our conversations. If you’re on the email list, your details stay there until you unsubscribe or ask me to remove them.

Your choices

You can ask to see, correct, or delete the information I hold about you, or unsubscribe from emails at any time. Just email [email protected].

Cookies and visitor statistics

This site doesn’t use advertising or tracking cookies.

To understand how many people visit and which pages they view, I use Cloudflare Web Analytics. It doesn’t use cookies, doesn’t track you across other websites, and doesn’t identify you personally. It only counts things like page views, the country a visit comes from, and the type of device.

If I ever add advertising or tracking tools, I’ll update this policy first.
